The Client
One of the largest Public Pension funds in the United States with over $90b AUM
The Challenge
As a Public State Pension Fund, each year they had to externally audit the performance of their Commercial Real Estate (CRE) assets.
The Solution
We developed a robust database of Multifamily Asset data, including Loan Origination, Underwriting, and line-item financial data by scraping Freddie Macs mortgage backed securities (CMBS) and their underlying collateral. We then developed a UI with Tableau where the user could easily search and select various assets from our database to do a side-by-side comparison to their own portfolio or to assist in underwriting a potential acquisition.
The Impact
Our offering was able to significantly reduce the amount of time it took to underwrite prospective acquisitions as well as analyze their own portfolio. Additionally, our competitive set analysis provided financial insights that highlighted opportunities for NOI to be increased within their existing portfolio. By identifying acquisition candidates, underperforming assets and potential NOI improvements, we produced better overall portfolio performance within the first year.
